Terms & Conditions
 

CHECK-IN TIME IS AFTER 3:00 P.M. EST AND CHECK-OUT TIME IS BEFORE 11:00 A.M. EST.

  • No Early Check-ins.
  • All units are NON-SMOKING units.
  • Pets are not permitted in this unit under any conditions.
  • We will not rent to individuals under 25 years of age.
  • Please note, this facility is not suitable for children of any age.

DAMAGE/SECURITY DEPOSIT
A damage/security deposit of $300 is required at the time of booking.  The deposit is not applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met.

  1. No damage is done to the unit or its contents beyond normal wear and tear.
  2. No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
  3. All keys are left on the kitchen counter and the unit is left locked.
  4. All charges accrued during the stay are paid prior to departure.
  5. No linens are lost or damaged.
  6. No early check-in or late check-out (unless previously approved by the owner).
  7. The renter is not evicted by the owner (or representative of the owner), the local law enforcement and no illegal activity takes place on the property.

PAYMENT
Payment in full is required thirty (30) days prior to arrival.  The preferred method of payment is through our on-line reservations system, however, personal checks and cashiers checks will be accepted payable to Francis House, LLC and mailed to 164 Market Street, #371, Charleston, SC 29401. 

CANCELLATIONS
A thirty (30) day notice is required for all cancellations.  Cancellations that are made thirty (30) days or more prior to the scheduled arrival will incur no penalty. Cancellations made twenty nine (29) to fifteen (15) days prior to scheduled arrival will incur a penalty equal to 50% of the rental amount. Cancellations made within fourteen (14) days of the scheduled arrival date will incur a penalty equal to 100% of the rental amount. Changes that result in a shortened stay are subject to the same terms and conditions as the Cancellation policy above. Early departure does not warrant any refund of rent or deposit. 

A full refund will be paid if we are able to find another tenant for the same period.

MAXIMUM OCCUPANCY
The maximum number of guests is limited to two (2) persons.

NO DAILY MAID SERVICE
This unit will be fully cleaned prior to your arrival.  Linens and bath towels are included in the unit.  We do not permit linens, towels or bathrobes to be taken from the unit.

RATE CHANGES
Rates are subject to change without notice.

FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment and security deposit, and the party will not be permitted to check-in.

WRITTEN EXCEPTIONS
Any exceptions to the above mentioned policies must be approved in writing in advance.

HURRICANE OR STORM POLICY
No refunds will be given unless:

  1. The National Weather Service orders mandatory evacuations in a “Tropical Storm/Hurricane Warning area and/or
  2. A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a guest.

The day that the National Weather Service orders a mandatory evacuation order in a “tropical Storm/Hurricane Warning” area we will refund:

  1. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
  2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
  3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the Hurricane Warning period.

OWNERS’ CANCELLATIONS
In the event the owner must cancel a reservation due to property damages or situations outside of the owners’ control, such as but not limited to: acts of God, vandalism, storm damage, or mechanical/plumbing system malfunctions and/or breakdowns, the owners will refund the deposit and rental amounts paid and the renter will hold harmless the owners against any liabilities resulting from cancellation of their reservation or changes to their travel plans.

HOLD HARMLESS AGREEMENT
The renter agrees to indemnify, protect and hold harmless the owners against any and all liabilities resulting from accidents, injuries or illness that occurs while on the premises or its facilities.  The homeowners are not responsible for the loss of personal belongings or valuables of the guest.  By accepting this agreement, it is agreed that all guests are expressly assuming the risk of any harm arising from their (or their guest’s) use of the premises.
